pre purchase inspection - used 2011 v6 fsi

Hi Guys,

Looking at buying a v6 passat wagon, 2011, 110,000km.
the inspection notes the following:
- Front tyres are bald and rear tyres are down to 1mm.
- Radiator support/lock carrier is broken.
- Exhaust pipe is leaking from middle clamp.
- Lambda probes before and after catalytic converter are damaged.
- Under tray is damaged.
- Muffler leaking.
- Brake discs are getting low and will need to be replaced soon.
- Front wipers are streaky.
- Vehicle due for a 120,000km service in November.

I imagine most things should be fixed asap?

Any thoughts on cost for parts/labour or remedial/suitable fixes?

I'd walk away.

Sounds like it's done some off-roading beyond it's capabilities.
